**Property Management**
We offer property management services. We take over responsibilities related to welcoming guests and ensuring the apartment is well-maintained, as well as organizing cleaning and linen changes. We charge a fixed annual fee for property management, depending on the location and size of the property.
**BASIC SERVICE:**
- Monthly property inspection.
- Checking the functionality of the alarm, gas, water, and electrical systems.
- Ventilating the property, flushing drains in bathrooms and kitchens.
- Watering outdoor and indoor plants, visual inspection of the pool.
**Apartment / Segment:**
- 1 to 3 bedrooms: €150/month
- 4+ bedrooms: €200/month
**Villa:**
- 2 to 3 bedrooms: €300/month
- 4+ bedrooms: €350/month
(10% discount for clients who provide us with exclusive properties for short-term vacation rental)
**ADDITIONAL SERVICES (for an extra fee):**
- Cleaning, laundry of linens and towels before arrival and between your stay and guests' stays - Cleaning: €25/hour & Laundry: Laundry cost + €50 plus travel, or according to the price list.
- Welcome Package (coffee, tea, milk, orange juice, bread, butter, water, jam, cheese, beer...) - Cost of purchases plus €80 service fee.
- EXTRA Welcome Package (includes the basic welcome package plus flowers, champagne, chocolates...) - Cost of purchases plus €80 service fee.
- Meeting & Greeting (When the keys are stored with us. We wait for your guests, welcome them to the property, hand over the keys, show how the devices work, provide information on where to shop, what to visit, etc.) - €100 service fee.
- Representation at the Police for tourism rental as the official representative responsible for the apartment, guest behavior, and stay, 24-hour contact for state authorities (required for owners not residing permanently in Spain) - €100/month. After the rental service ends, the owner must withdraw our powers as the legal representative within 7 days.
- Providing data for obtaining a tourism license as the official representative responsible for the apartment, guest behavior, and stay, 24-hour contact for state authorities (required for owners not residing permanently in Spain) - €50/month. After the rental service ends, the owner must withdraw our powers from the city office as the legal representative within 7 days.

After adding the property to our service, you will receive a login and password to the system to block the availability of the apartment during periods when it is not available for rent or when you have your clients.
**Conditions for Accepting Properties:**
- Sending photos for property approval
- Providing full contact details of the property, owner, or manager
- Allowing access to the property for standard checks
- Enabling a personal photo shoot and video presentation
- Signing a contract
- Submitting seasonal rental prices for short-term and long-term rentals
- Defining booking conditions, payment terms, and minimum rental period.
**In our system, the booking process proceeds as follows:**
1. **Online booking with owner confirmation of availability:**
The client enters the desired stay dates in the search engine for available apartments.
The system will display available apartments. If you have not blocked the availability of your apartment, it will be displayed.
On the apartment page, there is a detailed description, availability calendar, photos, location on Google Maps, and a video presentation of the apartment and surroundings.
If the client likes your apartment, to book it, they must make an online reservation by clicking the "Book" button.
After making the reservation, the apartment will be tentatively blocked (marked in green on the calendar) and the client will receive a notification that the reservation will be confirmed within 72 hours.
At the same time, you will receive an email with a link to confirm the reservation for the client. After clicking the link in the email, you will be redirected to our site and asked to confirm or decline the reservation.
Only after confirming the reservation will the client receive a confirmation of the preliminary reservation along with details for making a deposit equal to our commission. The client can make the payment via bank transfer or online credit card through the PayPal international payment system, directly to our account. This will be a fee for our mediation. The client will also be informed that the remaining amount must be paid to you.
After we receive the deposit from the client, the apartment will be marked as rented in the system (marked in red on the calendar). The client will receive a voucher with full details of your property, address, email contact, phone number, bank account number for the remaining payment, and all information about the stay conditions, deposit, etc. At the same time, you will receive the client's contact information along with their full details. You decide whether the client should pay the full amount before arrival or just part of it, with the rest due upon arrival. Of course, all information must be provided to us in advance so that we can translate it into other languages and enter it into the booking system. The client settles directly with you. Of course, in case of communication problems with the client, we are here to assist both you and the clients.
2. **Instant online booking without the need for owner confirmation of availability:**
For the property to be available for instant online booking 24/7, exclusivity for the rental of the property and signing a management and administration contract is required. We then handle client settlements, key handovers and returns, deposit collection, cleaning, and property maintenance. We settle with you for the periods when the property was rented. We also list the property with other intermediary services and agencies, and we handle advertising and promotion of your property.
